Waterproofing for Florida Condo Walkways, Balconies and Decks

Water and salt air get into concrete through cracks, failed joints and worn coatings, then rust the steel inside. MTD repairs the concrete, rebuilds the joints and applies traffic-rated waterproof coatings on elevated walkways, balconies and decks, working to your engineer’s specifications.

MTD Painting & Construction waterproofs condo and HOA walkways, catwalks, balconies, stair runs and club decks across South and Southwest Florida. We measure first, repair cracks and joints, then coat, phasing the work floor by floor so residents keep access.

What we cover

What we waterproof

Every system goes over repaired, sound concrete. Coatings do not hide damage, so we fix it first.

01

Elevated walkways and catwalks

Traffic-rated deck coatings over repaired concrete on the walkways residents use every day.

02

Balconies

Slab crack repair, threshold sealing and coating, with railing and wall painting in the same mobilization when needed.

03

Expansion joints

Old mastic and debris removed, then backer rod and new joint sealant installed before the deck is coated.

04

Cracks and spalls

Cracks repaired with epoxy, chipped concrete rebuilt and exposed steel treated before anything is covered.

05

Stairs and entry walkways

Stair runs, treads and landings prepped and coated, with work zones coned off.

06

Leak investigation

When water shows up inside, we trace the source, from drain penetrations to garage soffits, and repair it.

Measure before we repair

Every job starts with a survey, so the scope and the budget are based on what is actually there.

On one West Palm Beach condominium we surveyed about 250 linear feet of expansion joints before work began. On a Greenacres catwalk project we mapped 277 linear feet of cracks on a single floor.

Those numbers set the repair scope. Damage that only shows once concrete is opened is priced by the unit, so the board knows the cost per item up front.

Grind, repair, then coat

Coatings only last on clean, sound concrete, so the order of work matters.

Crews grind the surface with dust collection, repair cracks and joints, and seal penetrations before the waterproof coating goes down. A traffic coating cannot bridge an open joint, so joints are rebuilt first.

  • Pressure wash and survey
  • Grind with dust collection
  • Repair cracks, spalls and joints
  • Seal joints and penetrations
  • Apply the specified coating system

Phased so residents keep access

We work one floor or section at a time, with dated notices and set work hours.

Residents get a notice before work reaches their floor, with the date and work window, for example 8am to 4pm. Work zones are coned off and each section reopens as the coating cures.

Why Florida boards budget for it

Waterproofing is a required line item in Florida condo reserve planning, not a cosmetic choice.

Florida’s Structural Integrity Reserve Study must cover waterproofing and exterior painting by name for condo buildings three habitable stories or higher, at least every 10 years. When a milestone inspection finds substantial structural deterioration, repairs must begin within 365 days of the phase two report reaching the local building department.

MTD performs the repairs and waterproofing to your engineer’s scope. Milestone inspections and reserve studies are done by licensed engineers or architects.

FAQ

Waterproofing questions

Straight answers for boards, managers and owners. Call (833) 350-9300.

Ask our team

Will residents lose access to their walkways?

We phase the work by floor or section, post dated notices with set work hours, and reopen each area as the coating cures.

How do you price damage you cannot see yet?

Some damage only shows once the concrete is opened. We use unit pricing for extra repairs, so the board knows the cost per item before work starts.

Is waterproofing part of our SIRS or milestone repairs?

Florida’s Structural Integrity Reserve Study names waterproofing and exterior painting as required items for condo buildings three habitable stories or higher. If a milestone phase two report calls for repairs, they must begin within 365 days. We build to your engineer’s scope.

Do you work from an engineer’s specifications?

Yes. On engineered projects we follow the specified system and details and coordinate with your engineer through the job.

Can you find where a leak is coming from?

Yes. We investigate the source, such as failed drain penetrations or garage soffits, and repair the source rather than just the stain.
