Stucco Repair for Florida Condos, HOAs and Commercial Buildings

A stucco crack is often a sign of something behind the wall: rusting steel, failed sealant at a window or water-damaged framing. MTD finds the cause, repairs it, and rebuilds the stucco in proper coats so the repair lasts and the paint holds.

MTD repairs stucco and facades on condos, HOAs, apartments and hotels across South and Southwest Florida. We sound the walls, open what needs opening, repair concrete and steel first, then rebuild the stucco and seal window perimeters before painting.

What we cover

What we repair

We repair the cause, not just the crack, so the same spot does not open up again next season.

01

Cracks and delamination

Hollow and cracked stucco located by sounding, cut back to sound material and rebuilt.

02

Window and door perimeters

Surrounds rebuilt and window-to-wall joints sealed where water most often gets in.

03

Spalled concrete behind stucco

Concrete opened to the steel, rust treated and the concrete rebuilt before stucco goes back on.

04

Balcony edges, ledges and columns

Edges, ledges, beam faces and column bases repaired where weather hits hardest.

05

Hidden framing damage

Selective openings to check what is behind the cladding before a repair is closed up.

06

Repair before repaint

Patches allowed to cure before primer and paint, so the finish matches and holds.

01

Find it before we fix it

Repairs start from a sounding survey, not a guess.

Crews tap the walls to find hollow, delaminated stucco, then mark, number and measure every repair area. On a Riviera Beach project, repair areas around the windows were numbered and measured from 1x1 to 3x1 feet before any stucco came off.

02

Open what paint would hide

Some problems only show once the wall is opened.

On a Jupiter hotel, selective openings at the upper facade found rotted wood framing and damaged cladding that a fresh coat of paint would have covered up. Finding it during the repair costs far less than finding it after the next storm.

Concrete and steel come first

Patching over rusting steel just moves the crack.

Where steel is rusting, the concrete around it is removed to sound material, the steel is cleaned and treated, and the concrete is rebuilt before stucco goes back on. Not every crack is structural. Florida’s milestone law says cracks alone are not substantial structural deterioration unless the engineer says they signal it, so we work from your engineer’s findings.

Rebuilt in coats, sealed at the windows

Stucco goes back the way it is supposed to: in coats, with cure time between them.

Window-to-wall joints and flashing transitions are sealed before the finish. Fresh stucco needs to cure before it is painted, so we schedule paint after the repair has cured or use a primer made for new masonry, following the coating manufacturer.

FAQ

Stucco repair questions

Straight answers for boards, managers and owners. Call (833) 350-9300.

Ask our team

Is my stucco crack cosmetic or structural?

Many cracks are surface only. Florida’s milestone law says cracks alone are not substantial structural deterioration unless the engineer says they signal it. Sounding and opening the wall tell us what is behind it before anyone guesses.

When can you paint after a stucco repair?

Fresh stucco needs to cure before paint. We schedule paint after the repair has cured, or use an alkali-resistant primer made for new masonry, following the coating manufacturer.

How do you protect windows, residents and guests?

Windows are filmed and masked, work areas are taped off with barriers, and lift or scaffold work moves elevation by elevation.

Do you work with engineers and permits?

Yes. We work from sounding surveys, structural assessments and engineer reports, and pull permits where the work requires them.

Do you repair stucco on hotels and apartments, not just condos?

Yes. We repair facades on condos, HOAs, apartments and hotels. For buildings outside Florida’s condo milestone rules, the same method works as planned facade maintenance.
